What are the Mid South Club and Talamore Golf Club?

The Mid South Club is a private club located in Southern Pines, adjacent to Pinehurst, North Carolina and features an exceptional Arnold Palmer designed golf course with a clubhouse, tennis, swimming and other recreational amenities to be added.

Talamore Golf Club is a resort golf facility located across the street from Mid South Club and features an exceptional Rees Jones designed golf course with an existing clubhouse, pool and cabana and convenient access to the nature trail of Reservoir Park.

Who Owns the Club facilities?

Mid Tal Golf LLC d/b/a Mid South Club own and operate Mid South Golf facilities and Talamore Golf Partners, LP owns and operates the Talamore golf facility. These entities, along with Talamore at Oak Terrace, a private club in the Philadelphia area, are all affiliated through common ownership.

Existing Amenities at Talamore, GUARANTEED AMENITIES at Mid South
-
Talamore has an existing clubhouse, pool, cabana and convenient access to the Reservoir Park nature trail system. As part of its transaction to purchase the Mid South Club, Talamore has provided a Letter of Credit to the Plantation Investors LLC (the prior Mid South Golf Club owners) to guarantee completion of the clubhouse and amenities. 

No Minimums, No Assessments
-
Members are not subject to food and beverage minimums and there are no operating or capital assessments.

Refundable Membership Deposit
-
A portion of the Membership Deposit actually paid for a Membership may be refundable based on terms outlined in the Membership Plan and on the Schedule of Dues and Charges and Application for Membership.

Transferability of Memberships for property owners
-
Memberships are transferable through the Club to the subsequent purchaser of a Member's property in the Community, subject to approval of the purchaser by the Club and payment of the prescribed Transfer Fee and any additional Membership Deposit due at the time of application. Other provisions apply. Please see further details in the Membership Plan.

Transferability for non property owners of the Community
-
Resigned Members who do not own property in the community do not have to wait until all new Memberships in the Club have been issued before their Membership is reissued and they receive a refund of the applicable portion of their Membership Deposit.  Every fourth Membership issued within a category will be a resigned Membership from the waiting list. Other provisions apply. Please see further details in the Membership Plan.

Single and Family Dues Structure

The Club offers different dues rates for single Members and for family Members.

Members will receive a periodic newsletter containing information about events and activities at the Club and other items of interest

What type of new Club facilities are planned at Mid South?

The new Club facilities at Mid South will be exceptional. The following is brief glimpse of the base concepts from which the Club is preparing final plans.

a) Private Member Only areas
-
A key feature of the Clubhouse will be distinct and separate areas for our Club Members. We envision a special key that will grant access to a Member’s foyer that will have a stairway and elevator that lead downstairs to the Member’s Locker Rooms or upstairs to the “Crow’s Nest.”

The “Crow’s Nest” will become every Member’s favorite getaway. A tastefully decorated wood paneled room with a small bar and plenty of comfortable seating, a large screen plasma TV, a card table or two and access to the best views in Moore County through French-doors onto a comfortably sized terrace with seating. The Crows Nest bar will be staffed during certain specified hours and Members will be able to get a sandwich or light snack. During hours when the Crow's Nest Bar is not staffed, Members will be able to use a house phone to call down to the main bar and have something delivered.

b) Clubhouse General Operations Area

Entry Foyer
• Bar/Casual Dining Lounge which seats approx. 60 persons between tables and barstools – a private club feel and laid out to provide quick and easy “grab and go” service for those making the turn.
• Pro Shop (about same size as the current one at Talamore) with a convenient flow to the cart staging area and lower cart storage
• General Men’s/Ladies Restrooms/Changing Area
• Rear terraces and patios overlooking 9/18 – These areas will be a prime feature of the Clubhouse. The main terrace will have a large covered space with French-door access to the bar/casual dining area. The main terrace will have the ability to be closed in with full glass panel door/window partitions in a matter of minutes. The combination of the casual dining space opening out into the deck will allow the Club to comfortably accommodate Member’s functions and special tournaments for 150 persons.

Appropriate kitchen, office and storage facilities

c) Cart Storage
Cart storage underneath the clubhouse (same as Talamore, National, Longleaf, etc.)

d) Amenities
Amenities will include:
• “Jr. Olympic” size Swimming Pool. The pool area will have a Jacuzzi, waterfall, separate kiddie pool and a cabana with appropriate changing and restroom/shower facilities.
• 2 hard surface tennis courts
• “Members Garden” – a lushly landscaped garden area with a koi pond, benches and picnic area with built in outdoor grills

When will construction of the Mid South Clubhouse and Amenities be completed?

The Clubhouse broke ground in 2004 and will be substantially completed by the end of 2005. The swimming pool, tennis center and Members garden will be substantially completed by the end of 2005.

Can you give me a general summary of the new Membership programs?

The Club is offering various categories of Membership. Based on the category of Membership, a limited number of Membership programs will be made available. The following is a list of the current categories of Membership being offered and their respective eligibility:

Mid South Founders Membership

Mid South Founders Membership is available to property owners at Mid South who purchased their property prior to the initial Offering Date of the Membership Plan or have entered into a purchase and sale agreement for property at Mid South prior to completion of the Clubhouse at Mid South. Mid South Founders Memberships will no longer be offered after completion of the Clubhouse facilities at Mid South. Please see the Schedule of Dues, Fees, Charges, the Q& A, and Membership Application for more details.

Talamore Founders Membership

Talamore Founders Membership is available to property owners at Talamore who purchased their home, lot or villa prior to the initial Offering date of the Membership Plan or have entered into a purchase and sale agreement for property at Talamore prior to completion of the clubhouse at Mid South. Talamore Founders Memberships will no longer be offered after completion of the Clubhouse facilities at Mid South. Please see the Schedule of Dues, Fees, Charges and Membership Application for more details.

Mid South Resident Membership

Mid South Resident Membership is available to property owners at Mid South who purchased their property or have entered into a purchase and sale agreement after completion of the clubhouse at Mid South. Mid South Resident Membership is only available to Initial Purchasers of property in the Community who apply for Membership within 60 days from the date of closing on their property. Talamore Resident Membership

Talamore Resident Membership is available to property owners at Talamore who purchased their home or lot or villa or have entered into a purchase and sale agreement after completion of the clubhouse at Mid South. Talamore Resident Membership is only available to Initial Purchasers of property in the Community who apply for Membership within 60 days from the date of closing on their property. What types of Membership Programs will be offered initially?

The Club is currently offering 3 programs for Membership: Holly, Magnolia and Presidential to all categories of Membership. All Membership Programs of the Club require a Membership Deposit a portion of which may be refundable based on the program selected.

Holly Membership
Holly Membership is considered by the Club as a “Social Membership” and provides for use of the clubhouse facilities, swim, tennis and other recreational amenities on an unlimited basis at both the Mid South and Talamore properties for the Member and immediate family (as defined in the Rules and Regulations). Holly Membership allows for limited access to the Mid South and Talamore golf courses with the payment of a reduced greens fee and cart fee (“playing fee”). Access to the golf courses for Holly Members may be restricted to certain times / days based on whether Gold or Silver status is selected.

Gold and Silver Status for Holly Members
Members of the Holly program may elect Silver or Gold status on an annual basis.
• Silver status provides for access to the Mid South and Talamore golf courses from Monday through Thursday any time and Friday, Saturday and Sunday and holidays after Noon.
• Gold Status provides for access to the Mid South and Talamore golf course without day or time restrictions.

Property Owners at Mid South who are in the Holly Membership Programs and elect Gold status have Gold privileges at both Mid South and Talamore with the same applying for Silver Status Members. Please see the Rules and Regulations for advance tee time sign up privileges for each Membership program.

The number of times a Holly Member may access the golf courses during a calendar month or year is limited. The Club is also limiting the total number of tee times or rounds of golf from Members in the Holly Membership program on a daily basis. Please see the Rules and Regulations for more information.

Upgrade of Membership from Holly Program to either Magnolia or Presidential Programs

Holly Members who wish to upgrade their Membership to either a Magnolia or Presidential Membership program will be subject to the availability of a Membership in the desired program and will be responsible for the payment of the difference between the Deposit originally paid for Holly Membership and the then applicable Deposit for Magnolia or Presidential Membership. Membership Deposits paid for a Magnolia or Presidential Membership in this situation are refundable per the terms and conditions of the Membership Plan.

Magnolia Membership

Magnolia Membership is considered by the Club as a “Full Golf Membership” and provides for use of the clubhouse facilities, swim, tennis and other recreational amenities on an unlimited basis for the Member and immediate family (as defined the Rules and Regulations) at both Mid South and Talamore. Magnolia Membership allows for unlimited access to the Mid South and Talamore golf courses with the payment of a cart fee (unless an Annual Cart Pass is purchased). Access to the golf courses for Magnolia Members may be restricted to certain times / days and is subject to the election of either single or family status. Please see the Schedule of Fees, Dues, Charges and the Rules and Regulations for more details.

Presidential Membership

Presidential Membership is considered by the Club as a “Full Golf Membership” and provides for use of the clubhouse facilities, swim, tennis and other recreational amenities on an unlimited basis for the Member and immediate family  (as defined the Rules and Regulations) at both Mid South and Talamore. Presidential Membership allows for unlimited access to the Mid South and Talamore golf courses with the payment of a cart fee (unless an Annual Cart Pass is purchased). There are no day or time restrictions for Presidential Members either at the Mid South or Talamore golf courses; access to the golf course facilities is subject to the election of either single or family status. Please see the Schedule of Fees, Dues, Charges and the Rules and Regulations for more details.

In the Membership Plan the Club reserves the right to expand the number of Membership Programs offered to serve the needs of its Club Members.

How Many Memberships will be offered in the Club?

a) Number of Full Golf Memberships (referred to as Magnolia and Presidential)

The current maximum number of Full Golfing Memberships permitted in the Magnolia and Presidential category is as follows:

Magnolia:

250

Presidential:

200

In the Membership Plan, the Club  has reserved the right to further modify the number of full golfing Memberships available in any category of Membership, or in any Membership program. The Club may also modify the number of full golfing Memberships in any category based on the needs of the Membership and Club and the capacity of the facilities as determined by the Club from time to time.

b) Number of Holly Memberships

The number of Memberships in the Holly Program will be based on the capacity of the Club facilities as determined by the Club in their sole and absolute discretion from time to time.

What determines eligibility for Membership?

Membership Categories in the Club are based first on whether the person(s) applying for Membership own property in the Mid South or Talamore Community. Person(s) who do not own property in either the Mid South or Talamore Community may be eligible for a Moore County, Carolinas or National Membership based on the location of their primary residence.

May I invite guests to the club?

Yes. Having you friends enjoy the Club’s facilities with you is a wonderful attribute of Membership to the Club. Therefore, Members are entitled to have guests use the Club facilities in accordance with the Member’s Category and / or Membership Program. The Club maintains certain rules and regulations regarding guest use to preserve the exclusivity of the Club.

When will the Membership Deposit be repaid to the Member?

Each person who acquires a Membership will be entitles to receive a refund of the applicable portion of their Membership Deposit, without interest, within 30 days after the reissuance of the Member’s resigned Membership by the Club to a new Member. The applicable portion of the Membership Deposit, as determined by the Membership Program, will be refunded, without interest, 30 years from the date of the Member’s admission to the Club if the Member does not resign within 30 years.

Who is eligible to acquire a Membership in the Club?

Memberships will be offered to initial purchasers of property in the Mid South Club and Talamore, and a limited number of non-property owners. Moore County Memberships may only be acquired by persons who do not own property in the Community, but have a residence within Moore County, North Carolina. Carolinas Memberships may only be acquired by persons who do not own property in the Community, but have a residence outside of Moore County and within North or South Carolina. . National Memberships may only be acquired by persons who do not own property in the Community, but have a residence outside of Moore County, North or South Carolina.

What happens if I do not apply for Membership with prescribed timeframes?

If you are an Initial Purchaser of a property and do not apply for Membership within 60 days from the date of your closing, the Club is NOT required to make a Membership available to you or any subsequent purchaser of your property.

Can I arrange to have my Membership transferred to the subsequent purchaser of my property?

Yes. Those Members who own property within the community will be permitted to arrange through the Club for the transfer of their Membership to the subsequent purchaser of their property. The subsequent purchaser must be apply and be approved for Membership within 30 days of their closing on the property, pay the required transfer fee and the then required Membership Deposit. At the current time the payment of a Transfer Fee allows for the transfer of a Holly Membership without the payment of additional Membership Deposits.

The ability to arrange for the transfer of a Member’s Membership to the purchaser of their property is an important attribute of Membership because, even if there are no Memberships available for issuance in the Club at the time, the subsequent purchaser can nonetheless obtain the seller’s Membership through the Club provided the purchaser is approved for Membership.

Can Members be assessed to cover any operating deficits or capital improvements?

No. Members will not be subject to any liability for capital or operating assessments for the costs and expenses of ownership or operation of the Club or the Club facilities. The company will pay all operating deficits incurred in the operation of the Club facilities and will retain all operating revenues resulting from operation of the Club facilities.

What protections are in place so that my rights and privileges as a Member are protected in the event the Club is sold?

In the event the Club facilities are ever sold, the existence of the Membership Plan will be disclosed and the purchaser will be required to acquire title to the Club facilities subject to the terms and conditions of the Membership Plan or provide for a refund or other form of repayments of the refundable portion of the Membership Deposit as per the Membership Plan.

How will the Club keep informed of the desires of the Members?

The Club is committed to providing the types of services, programs, activities and events that the Membership is desirous of having. An Advisory Board comprised of Members of the Club will be formed and will enable Members to have input on the foregoing items as well as other matters that are of concern to the Members.

Are private carts allowed?

Yes. The Club is offering an “Annual Cart Pass program” which allows for the use of a private cart or use of a club owned cart on the golf course. More information on the private cart program is available at the Club office.

Will the Club allow non Member or resort guest play?

Mid South Club will be limited to Members, sponsored guests (accompanied and unaccompanied), limited resort guest play from Club designated lodging facilities, special tournaments such as USGA qualifying tournaments, special events, pro-ams, etc. Talamore is a resort golf course and currently has limited restrictions on resort guest use of the Club’s facilities.

During the period of time in which the Mid South community is still being developed and in order to provide for adequate revenues to sustain and expand the current Mid South facilities, Mid South Club has made arrangements with a limited number of Pinehurst / Southern Pines area lodging facilities to allow for these lodging facilities to send unaccompanied guests at the discretion of the Club. As the Mid South and Talamore Communities develop and Membership grows, the Mid South Club will limit the access provided to these area lodging facilities.

It is the Club’s intention long term to have access to the Mid South Club facilities be limited to Members and their sponsored guests, in house guests of the Mid South Club and Talamore and some very limited access provided to the historic facilities in the Pinehurst Area like the Pinecrest Inn and Pine Needles.

How do I become a Member?

To become a Member of the Club, you must submit to the Club a fully completed and signed Membership agreement and a check in the amount of the required Membership Deposit and dues for the Membership Year. In the event your Membership is not acted upon favorably, any amounts paid to the club for the Membership Deposit or dues will be fully refunded without interest.
